Located in the heart of Downtown Denver’s Lower Downtown district, this mixed-use office building includes 112,000 square feet of rentable space. In addition to providing preconstruction and construction services for the project, Haselden provided real estate development in conjunction with Jim McGibney.
The project features a Class AA office environment, including a stone and glass appointed lobby, nine-foot ceilings, elegant passenger elevators, ultra-efficient amenities and a future signature restaurant.
Design and construction follows LEED requirements for green buildings, including energy conservation to achieve LEED Silver Certification for the core and shell. A state-of-the-art, 14-inch, raised floor system and under-floor HVAC system provides high indoor air quality for tenants. The under floor system is estimated to increase energy savings up to 30 percent. Full-height windows provide an abundance of natural light, while distinctive exterior lighting adds grandeur and elegance to the heart of Denver’s “LoDo.”
In addition, Haselden completed tenant improvements for three of the building’s occupants. They include high-end architectural details, such as fireplaces, water features, commercial kitchens and return staircases.
