Building value . . . we mean that literally. In the past four years, two Haselden-constructed buildings—in two different market sectors and two different parts of town—have set new records in the commercial sales world.

Union Station North Wing Building

Haselden's Union Station North Wing BuildingThe first record breaking sale was our Union Station North Wing project. The North Wing Office Building is a five-story, LEED® Gold, Class A building with just over 109,000 rentable SF, plus more than three levels of underground parking. In addition to constructing the core and shell, Haselden also provided the tenant finishes for 65,000 SF of the interior space.

The project was definitely challenging. Located on an urban infill, zero lot line site with no staging area meant extensive coordination with the City and County of Denver, as well as other contractors working in the area. We also managed remediation of contaminated soils, dewatering and groundwater cleanup, and 35’ shored excavation.

The project was completed at the end of 2013. It won several awards, including the Downtown Denver Award and the ENR Mountain States Best Projects Merit Award in the Office/Retail/Mixed-Use category. In 2014, the building sold for $65.5 million, setting a per square foot record of $600.73 for Denver office buildings; the previous record was $473.69/SF.

Steele Creek Luxury Apartments

More recently, another Haselden-built project set a record – this time in the multi-family residential market. Steele Creek is a high-rise luxury apartment complex (the two buildings are connected via a bridge that crosses an alley) is located in the heart of Cherry Creek at 1st and Steele. The 218 apartment units offer structured parking and over 16,000 SF of sidewalk level retail—including Matsuhisa, a full-service Japanese restaurant which offers delivery to the units. The resident amenities are incredible: a 5th level clubhouse deck, rooftop terrace with pool, spa, fitness center and yoga studio, media room, executive business lounge with state-of-the-art technology and conference room, equipped dog wash area, on-site bike repair shop, 24-hour concierge . . . the list goes on.

Once again, the project was on a challenging site. Poised on the busiest corner in Cherry Creek, there was little room around the building for laydown areas, and there were power lines just 13’ from the building, plus close proximity to neighbors. Our project manager visited every HOA and surrounding business to discuss impacts construction may have on them, and he continued to communicate with the neighbors throughout the project, sending them emails anytime we planned to do something that would affect them. The extensive coordination with the city and the adjacent construction project paid off, and we were able to mitigate disruptions to traffic and residents and businesses in the neighborhood.

Another award winner, Steele Creek tied for first place in ENR Mountain States Best Projects Hospitality/Residential category. Haselden completed construction on the property in 2015, and it recently sold for a record $649,082 per unit.
